Office-to-Industrial Conversion in Irvine

TGS Management LLC, a quantitative hedge fund, plans to convert a 12-acre site in Irvine into a warehouse. The site, located at 1 and 3 Banting, was formerly the South Orange County campus for California State University, Fullerton.
TGS paid $49.6 million for the site in 2021. This is a significant investment, considering the property contains a pair of two-story buildings with a combined 138,000 square feet of offices.
The project would be among the largest office-to-industrial conversions in the Spectrum area of Irvine, an area that's seen the largest amount of new office development in Orange County over the past decade.
TGS wants to turn the offices into industrial distribution warehouses. If approved, it would be the largest office-to-warehouse conversion in the Spectrum area of Irvine.
Vacancy in OC industrial properties was 2.8 percent in the fourth quarter, the lowest in Southern California, according to JLL. This low vacancy rate suggests a strong demand for industrial space in the area.
Developers are now planning or building 2 million square feet of industrial projects in Irvine, including office-to-warehouse conversions near John Wayne Airport.
